The following is an analysis of Rozelle Bay, in the form of a "SWOT" analysis.

 

Strengths (good/positive aspects of redevloping the area):

  • Having residents in the area, meaning that we are adapting to the needs of the growing popoulation in Sydney

  • Being able to have lots of public transport which encourages people to be less reliant on cars, which in turn is more environmentally friendly and sustainable

  • Having more facilities in the area (i.e GP, supermarket, cafe) meaning that the area will appeal to a larger variety of people

  • Offer a variety of recreational activities (i.e pool, gym, boating) which means more people wil want to live in Rozelle Bay, or visit it as a commercial area

  • Will appeal to a larger variety of people as Rozelle Bay will offer low-income and high-income housing

  • The area will more more environmentally sustainable as we are evaluating how the area is currently environmentally sustainable and seeing how we can improve it - in particular making the waterways less polluted

  • As Rozelle Bay will be a resiential area, there is opportunity that the businesses can have a wider market and become more successful

Weaknesses (bad/negative aspects of redeveloping the area):

  • As more residencies will be added, it is likely that Rozelle Bay might begin to become a bit crowded meaning that liveability is reduced

  • Rozelle Bay is quite a small area, meaning that as a residential area it may not be successful

  • Existing businesses will be impacted because the residencies will be in close proximity of them, meaning that the space they take up will have to be reduced

  • Noise pollution created from the residential area and the commercial area will affect the liveability

Oppurtinities (explain what can be improved or changed):

  • Opportunity to allow the Rozelle area to not be one of the most expensive areas in Sydney, and allow more diversity to be in that area by including low-income housing options

  • Provide a new boating community through bringing more people to this area that is already predominantly used for boating

  • Build on the already existing transport system (lightrail, train ferry) to allow people to travel with more ease, and let the public be more dependent on public transport

  • With the redesign, the area has the opportunity to be more liveable by being more aesthetically pleasing which can be done with local cafes being redesigned and the area generally being cleaned up

  • It can contribute to Sydney more by housing the growing population, thus this is increasing the value and importance of the Rozelle Bay area to Sydney

Threats (explain what could stop/prevent you from doing this):

  • Pre-existing private boat companies can't be controlled by us, meaning that they may not approve the possible plans that we have to change their areas

  • As it is a small place with not much land, it wouldn't be an ideal spot to put lots of residencies as a large number of residents can't be fit without having all buildings being high-rises which would impact liveability (refer to survey in Excursion Fieldwork Badge which states that many people don't want to live in high-rises)

  • The area is right next to a busy highway, meaning that it isn't an appealing place for residency

  • The Guilding Principles of Urban Growth NSW will be difficult to meet, as there are 19 principles, and it is a small area of land which might not be able to balance all of these princples

  • Practical restrictions in regards to how it will be implemented, and how many people will actually want to live in Rozelle Bay
