
Statement:
'The bay's precinct needs redeveloping.'
1. Why?
The bay's precinct needs to be redesigned as it needs to cater for the modern needs of Sydney today. The requirements of people today are not currently being met in the bay's precint areas, thus meaning to maintain and increase success in these areas, the bay's precinct must be redesigned so it becomes appealing to more people. Factors the the precincts have to cater for are; the growing population, environmental sustainability, economic sustainability and all-round liveability. To do this, buildings need to be renewed, redesigned, constructed and demolished to give the town a new feeling so Rozelle Bay can become a residential area.
2. Why?
Rozelle Bay isn't a typical residential area, which is why it doesn't have any apartments and it's mostly business driven. However, Sydney today needs place that are unconventional housing areas to turn residential because of the growing population and the growing need for residencies. Every other issue - for example, lack of business, lack of use of public areas - stems from this, as the more people there are in an area, the more people can use public places, or run business or be consumers. This means that a current need of Sydney today is to have more residential areas for the growing population, and Rozelle Bay doesn't currently meet this requirement.
3. Why?
Rozelle Bay currently isn't a residential area as it currently isn't a large area, is located next to a highway, has a few large businesses/organisations and other smaller business and is predominantly a boating area. The large businesses there (such as the Chapman Marine Group and Sydney Boathouse) take up lots of their space with boats and car parking. In addition to this, there highways there make it an unconventional living space as most people are opposed to living near the high way because of the noise pollution. This means that the area doesn't have to focus on making itself a residential area.
4. Why?
Since the businesses there are successful, and it's a small area, in the past there probably hasn't been a dire need for Rozelle Bay to turn into a residential area, therefore nothing was done about it. It's only now become a concern because as Sydney is growing, and each part of the city has to adapt to this growth meaning that Rozelle Bay is forced to become a residential area. This means that the Sydney of city needs to be open for redevelopments, as it is in dire need of creating new residencies to cater to the needs of a growing population, thus this project was created to cater to the growing needs of Sydney and to make Rozelle Bay a more diverse area.
5. Why?
The Sydney Boathouse, Chapaman Marine group, Maritime NSW and Sydney Heritage Fleet are already very successful business or organisations, meaning that the area up until now has been successfully functioning with these businesses. This suggests that Rozelle Bay is currently a primarily commerical/boating area. In order to make it a residential area, these areas must learn to co-operate with each other. If Rozelle Bay was to become a primarily residential area, that means that some of the areas for the businesses (i.e car parks, boat space) would have to be removed to make space for houses and apartment buildings, however with more people being in the area, the more likely that the businesses situated there would become more successful, and Rozelle Bay appeals to other businesses that are looking for a place to situate themselves.
